Little Cove – Terms & Conditions of Booking
Last updated: 10/02/2026 These Terms & Conditions apply to all bookings made with Little Cove through the direct booking system powered by Resly Direct. By making a booking, you agree to be bound by these Terms & Conditions.
1. Definitions
- Property / we / us / our: Little Cove
- Guest / you / your: The person making the booking and all occupants included in the booking
- Booking Engine: The Resly Direct online booking system used to process reservations
2. Booking Confirmation
A booking is confirmed once:
- The booking process has been completed, and
- A confirmation email has been issued by Little Cove.
We reserve the right to cancel or amend any booking where there has been an obvious error in pricing, availability, or information provided.
3. Rates & Payment
- All rates are quoted in Australian Dollars (AUD) and include GST unless otherwise stated.
- Payment terms, including deposits and balance payments, are displayed at the time of booking.
- Credit card details may be required to secure the booking.
- Any applicable surcharges will be disclosed during the booking process.
4. Cancellation & Amendments
Cancellation and amendment policies vary depending on the rate selected and are clearly displayed at the time of booking.
- Cancellations made outside the applicable free cancellation period may incur fees.
- Cancellations within a non-refundable period may result in forfeiture of the full booking amount.
- No-shows (failure to arrive without notice) will be charged 100% of the booking value.
5. Security Deposit & Credit Card Pre-Authorisation
A security deposit or credit card pre-authorisation may be required prior to or at check-in.
- The amount and timing will be advised before arrival.
- The deposit may be used to cover damage, excessive cleaning, lost keys, or breaches of these Terms.
- Any unused portion will be released within a reasonable time after departure, subject to inspection.
6. Check-In & Check-Out
- Check-in: from 2pm
- Check-out: by 10am
Early check-in or late check-out is subject to availability and may incur additional charges.
7. Occupancy & Use of Property
- Maximum occupancy limits must not be exceeded.
- The property is for residential accommodation only.
- Parties, events, or commercial use are strictly prohibited.
- Guests must observe reasonable noise levels at all times in consideration of neighbouring residents.
8. Schoolies & Age Restrictions
- Schoolies bookings are not accepted.
- The primary guest must be at least 25 years of age, unless otherwise approved in writing.
- We reserve the right to cancel bookings that breach this policy without refund.
9. Minimum Stay Requirements
Minimum night stays may apply during peak periods, school holidays, or special events and will be displayed at the time of booking.
10. Guest Responsibilities
Guests agree to:
- Provide accurate personal and payment information.
- Take reasonable care of the property and its contents.
- Leave the property in a clean and tidy condition.
- Be responsible for the behaviour of all occupants and visitors.
Additional cleaning, damage, or replacement costs may be charged where required.
11. Damage, Loss & Keys
- Guests are responsible for any damage caused by themselves or their guests beyond normal wear and tear.
- Lost or damaged keys, remotes, or access devices may incur replacement fees.
- Lockout assistance, where available, may incur a call-out charge.
- Little Cove is not responsible for loss, theft, or damage to personal belongings.
12. Pool, Balcony & Safety (Queensland Compliance)
Guests acknowledge that:
- Children must be supervised at all times near pools, balconies, and stairways.
- Pool and balcony use is at the guest’s own risk.
- Objects must not be thrown from balconies.
Little Cove complies with applicable Queensland safety regulations; however, guests remain responsible for safe behaviour during their stay.
13. No Smoking
Smoking and vaping are strictly prohibited inside the property, including balconies and common areas unless expressly stated otherwise.
Breaches may result in additional cleaning, deodorising, or damage charges.
14. Pets
Pets are not permitted unless expressly approved in writing.
Unauthorised pets may result in additional cleaning fees or termination of the booking without refund.
15. Long-Stay Bookings (28 Nights or More)
For extended stays:
- Additional cleaning or linen services may be required at the guest’s cost.
- Utility usage must remain reasonable; excessive usage may incur additional charges.
- Different cancellation terms may apply and will be disclosed at the time of booking.
16. Breach of Terms & Eviction
We reserve the right to:
- Terminate a booking without refund where there is a serious breach of these Terms, including excessive noise, unauthorised guests, or property damage.
- Require guests to vacate immediately if behaviour poses a risk to the property, neighbours, or other guests.
17. Force Majeure
Little Cove is not liable for failure to perform obligations due to events beyond our reasonable control, including natural disasters, extreme weather, government restrictions, or utility outages.
18. Privacy
Personal information is collected and handled in accordance with our Privacy Policy and applicable Australian privacy laws. Information may be shared with service providers, including Resly Direct, solely for booking and accommodation management purposes.
19. Australian Consumer Law
Nothing in these Terms excludes, restricts, or modifies any rights or guarantees under the Australian Consumer Law (ACL) that cannot be excluded by law.
20. Limitation of Liability
To the maximum extent permitted by law:
- Little Cove and its service providers are not liable for indirect or consequential loss.
- Any liability is limited to the resupply of services or the cost of having services resupplied.
21. Governing Law
These Terms & Conditions are governed by the laws of Queensland, Australia, and any disputes are subject to the exclusive jurisdiction of Queensland courts.
